Should i hold or sell my underperforming single-family rental?

I’m trying to figure out if it’s worth it to keep holding this single-family rental in a market that’s cooled off. The cash flow has turned negative with the recent property tax reassessment and increased insurance premiums, and I’m not seeing the appreciation I projected a few years ago. I’m stuck between cutting my losses now or waiting it out hoping for a turnaround, but the monthly drain is starting to pinch.

It did what I could on the ground: shopped for a better insurance quote, asked the tax assessor to review the assessment, and logged market comps to see if I could push rent higher. The insurance quote saved me a bit, the tax appeal barely moved the needle, and rents stayed flat.

I wonder if the issue is really the property or the loan terms. When I dug in, it looked like the debt service and taxes were the stubborn parts, not just market conditions, but I still don’t know if that’s the whole story.

One concrete thing I did was run a rough five-year view in a notebook, noting quarterly cash flow and the worst months. It was ugly, and that alone didn’t fix it, but it helped me see where the pain points were.

Meanwhile a neighbor told me to try a refinance if rates lined up, pull cash to cover a few bad months. I peeked at it, realized the new payment would still be tight with the tax and insurance, and paused.
