Should i push for a 240v outlet or a proper wall unit for ev charging?

I just got my first EV, and I'm trying to figure out the best way to handle charging at my apartment. My landlord is open to installing something, but I'm not sure if I should push for a standard 240V outlet or a proper wall unit. The whole permitting and cost-sharing conversation feels a bit daunting to navigate.

Nice that your landlord is open to it. In my place we went with a 240V outlet on a dedicated circuit instead of a full wall mounted unit. Cheaper upfront and simpler to maintain, but it meant a fixed cord and a bulky adapter. Getting the go-ahead mostly meant showing a plan to keep other circuits safe and offering to cover some wiring. Permitting was mostly a formality for the landlord, and the city fees were small. If you’re sharing the cost, propose a simple split for the wiring, with a clear ceiling on what you’ll install later if you stay long. Then have the electrician run a load calculation to confirm the panel can spare that circuit.

I tried to push for a wall unit but the property manager pushed back on maintenance and liability. We ended up with a portable unit plugged into the 240V outlet. It charges fine, but the cord sits in a hallway corner and it’s awkward to use when guests are around. It took months to sort out who pays for wiring and who owns the device, and I still don’t feel great about the paperwork. If you go down this road, get it in writing and have a rough budget so there are no surprises.

I keep wondering if the real barrier is not the hardware but the space and the panel capacity. If the parking spot is far from the main panel, you’ll need long runs and bigger breakers. Maybe ask what the landlord would consider a long term commitment; a single simple outlet might be enough to test the waters. Do you know how much amperage your existing panel can spare without tripping the breaker?

Sometimes I drift into talk of rate plans and when to charge. The cost, not the hardware, keeps nagging me. I wish there were a straightforward subsidy or standard agreement across buildings, but every place seems different. If you land on a plan, please tell how it goes.
