What are my tenant rights when a landlord enters with only 12 hours notice?

I’m trying to understand if my landlord can legally enter my apartment for a “general inspection” with only 12 hours notice, since my lease only mentions “reasonable notice” for non-emergencies. It feels invasive, but I don’t know what my rights are as a tenant regarding this kind of entry.

12 hours feels short to me. In my experience, non emergency notices are at least 24 hours, sometimes 48, depending on the landlord. If your lease only says reasonable, you could ask them to put in writing what that means and push for a 24 hour minimum going forward.

I had a similar thing once. The landlord knocked with 12 hours notice for a general inspection. I pulled up the lease and asked for written notice in advance, offered a daytime window, and after a back‑and‑forth they moved to a 24 hour notice for future visits. I kept a little log of dates and times.

What state are you in?

Maybe the bigger issue isn’t the hours but the pattern of visits interrupting work or sleep. I tried sending a short note with preferred times and a request for a calendar invite, and it helped a bit, but it didn’t fix it.
