What does the new zoning overhaul mean for my street outside transit corridor?

I’m trying to understand how the new municipal zoning overhaul in my city actually works. The planning department says it’s to increase housing density near transit, but reading the actual policy documents, I can’t figure out what that means for my street, which is just outside the defined corridor.

I live on a street just outside the corridor too, and at first I read the map and thought nothing would change for us. Then I found some fine print about buffers and edge areas that could still get touched if projects cross the boundary. It makes my head spin because the map looks clear but the text sounds slippery.

We actually did a quick call to the planning desk and they emailed the parcel data and the boundary line. My block shows up as the same old zoning, no automatic density bump, but there is a note that if a proposal happens near the edge, it goes through a discretionary review. So nothing on my block now, but there could be something if something else occurs.

I keep wondering if the problem is really the corridor or if parking, street trees, and sidewalks are the real limit. The policy says it increases housing near transit, but on my street the sidewalks are fine and there are never more than two cars per household, so does that matter?

Then I wandered to a public meeting last week and the room was full with people asking about smaller infill and how it would show up on their block. The organizer hinted the specifics are still unsettled, which left me more confused than clarified, and I left with the sense that our block might be in some uncertain limbo for years.
