The proposal mentions a “density bonus” for developers who include affordable units, but I can’t figure out who verifies the affordability or for how long those price controls last. It seems like a crucial detail in the public policy that isn’t very clear in the draft language.

Seen the draft and the words around density bonus feel thin. In our city the affordability piece usually sits in a covenant attached to the project and the city or a housing office checks it at intervals.

From what I have seen the duration varies a lot it could be 30 years or tied to the life of the project and some places keep it for the full market rate period but the draft does not lock that in.
