How does the zoning variance process actually work in my town?

I’m trying to understand how the new zoning variance process actually works in my town. I submitted an application months ago, and it seems to be stuck in a cycle of reviews between the planning board and the zoning appeals officer without a clear decision path. Has anyone else navigated this kind of administrative limbo with a local land use request?

Yep, been there. My variance sat bouncing between the planning board and the zoning officer for months with no clear path. It finally got a canned timeline after I pressed for a public memo, but the clock kept slipping.

I called for an update and got a case number. They told me it was in the next cycle for a hearing, then radio silence as deadlines came and went.

Maybe the bottleneck isn’t the boards so much as staff capacity or the lack of a real decision point. It felt like a cycle more than a decision.

One night I caught myself rereading the code just to sanity check, then remembered I was supposed to be at the meeting. It felt like a ritual more than a ruling, and I still wasn’t sure what would actually change.
