Should i hold onto a single-family rental or sell and reinvest?

I’m trying to figure out if it’s worth it to hold onto a single-family rental that’s been a constant source of small, nagging repairs. The cash flow is barely positive each month, and I’m wondering if the equity I’m building is enough to justify the ongoing hassle compared to just selling and reinvesting the proceeds elsewhere.

I’ve been in that exact spot. the rental was barely positive after mortgage and taxes, and every few months something small broke. I started logging every repair for a year and found maintenance crept up to a couple hundred dollars a month on top of the mortgage payment. The equity buildup and tax basics helped a bit, but it didn’t feel like enough to justify the hassle unless I was planning to ride appreciation for a long time. I ended up refinancing to lower the monthly drain and kept it a while, but that only bought time. If you can redeploy into something easier to manage with higher yields, selling starts looking reasonable.

I sold a similar place last year after repairs kept piling up and the numbers finally looked neutral at best. Reinvested into a newer duplex with a property manager and into a small stock portfolio. The monthly stress dropped a lot, even if the overall return wasn’t as flashy. If you value hands off income and liquidity, selling can feel like a real relief.

Are you sure the issue is the repairs rather than the location or tenant mix? Sometimes the nagging stuff is a symptom of a bigger problem you can’t fix with a bandaid. A quick check of vacancy rate and cap rate over the last few years might tell you if the asset itself is dragging, or if you just need a better manager.

I keep flipping between keep and sell. I did a rough pro forma and the cash on cash hovered around 4 or 5 percent at best once you count repair delays. That felt too tight to justify the headache, but I’m not sure I’d pull the trigger yet. If rents rise or if I find a cheaper refi, maybe I’d hold longer. For now I’m mostly watching and waiting.
