Should I use a home equity line of credit for a rental down payment or refi?

I’m trying to figure out if a HELOC is the right move to pull equity for a down payment on a small rental property. The variable rate makes me nervous, but I’m not sure a cash-out refinance on my primary residence makes sense with my current low mortgage rate.

I went down this road last year. I pulled equity with a HELOC to fund a small rental down payment. The variable rate nagged at me every month, especially as rates moved up. I ran a rough pro forma with rent, vacancy, taxes, and insurance, plus a worst case rate spike. It looked doable only if occupancy stayed decent and the new payment didn’t explode. I shopped lenders, watched draw schedules, and kept a close eye on the line even when I wasn’t using it. In the end I felt better about it after laying out a plan to pay it down as soon as possible, but the anxiety about rate moves stayed.

I tried a cash-out refi on my primary to free up cash and it felt like a wash after closing costs. The fixed rate was only modestly lower than my existing loan, so the monthly payment didn’t drop much, and the points added up fast. I ended up not proceeding with the rental purchase immediately and kept the money in reserve while I watched cap rates. It was a gut check more than a math win.

I keep circling back to whether the deal itself pencils at all. I’ve looked at rents, comps, and the neighborhood, and part of me suspects the problem isn’t the funding method but whether the cash flow can survive repairs and vacancies. I started doubting the down payment size and whether a hefty cushion would be enough if a big repair item pops up.

From numbers alone the dilemma hinges on rate risk and cash flow. A line of credit at a variable rate can look cheap during calm periods, but a couple point swing can wipe out cash flow. If you draw a large amount and rates run high, that monthly interest can bite hard, even if the deal otherwise looks fine. Is the real bottleneck the rate or the rental market’s reliability?
