What rights do I have if my landlord enters with only a few hours notice?

I’m trying to figure out if my landlord can legally enter my apartment to show it to prospective tenants with only a few hours' notice. My lease says they need to give "reasonable notice" for non-emergencies, but yesterday they just texted me at 10 AM that someone would be coming by at 2 PM that same day. It feels like a violation of my right to quiet enjoyment, but I’m not sure what’s actually considered reasonable under the law.

That does suck. In my lease it said reasonable notice and I figured that meant at least 24 hours unless there’s an emergency. A 2 PM showing after a 10 AM text makes it feel rushed and invasive.

I started keeping a little log: dates, times, who came by, and what notices I got. After a few such days I sent a written request for advance notice and a predictable window instead of pop ups.

I called the local tenant hotline once. They told me policies vary by state, but non emergency entries usually need some written notice and a reasonable window, not just random times.

One time I pushed back and told them I wasn’t available at that hour; they argued a bit but ended up leaving. It did make me feel like I had some ground, even if it wasn’t perfect.

Is the real issue here whether the time works for you or if the landlord is pushing access in general? I’m not sure, but it helped me pause and think about what’s actually stressing you out.

If you want, I can draft a short note requesting a minimum 24 hours' notice and a couple of fixed windows per week to show the unit. It’s not magic, but it helped me feel less blindsided.
